I'm a little surprised some of the north Wilimington 'burbs didn't make the list.

I'm a bit surprised that Dresher is so high; not that it wasn't always fairly prosperous in my lifetime but I guess it's doing better than ever.

They must have not because there are a few very wealthy zip codes in New Castle County (Hockessin, Greenville, a couple Wilmington zips).

That is not very healthy IMO that none are located in the city but maybe it speaks more to the great wealth in the region overall. Surprised to see no 19118 (Chestnut Hill) but I suppose the many apartment buildings may effect the average income.
Very surprised to see no Center City zips.

Despite it's rep, population-wise most of Chestnut Hill is not mansions & estates. Those are greatly outnumbered by lots of twins and rowhouses.

Yes that's true, especially East of Germantown Ave. It just seems Chestnut Hill and zips in Center City would have been likely to be on this list though. There needs to be greater concentrations of wealth in the city.

As far as median/per capita income levels go, 19118 is up with the rest of them. Something else has to be at play here. Maybe 19118 has a comparatively high level of below-poverty-line residents? It's a shame the exact methodology isn't revealed because I'm very curious.

It's a fascinating list. I grew up in Oreland (#95), and am shocked that it's mentioned in any article regarding wealth!!

According to the article introduction, the criteria are not being divulged:
Quote:
The list, based on 2012 figures, considers the Pennsylvania counties of Bucks, Chester, Delaware, Montgomery and Philadelphia, and the New Jersey counties of Burlington, Camden and Gloucester. Esri does not divulge its methodology for determining the wealthiest ZIP code areas, but does say it includes both income and home values. According to Esri, the U.S. median household income for 2012 is $50,157.

I found the average net worth in the list to unbelievable. The average in the bottom 50 was about $850k, which seems ridiculously high. Yes there are certainly lots of higher net worth people around, but an average of $850k is much higher than the national average.
