You don't know much about Philadelphia real estate then

That's actually a very good price. Granted, this is further south and west than the currently "hot" neighborhoods, and its two stories, not three, but still... its a good deal. It's a really nice block anyway and the neighborhood is solid.

I agree it is a fair starting price for the house/neighborhood but I wouldn't jump on it. It needs a whole lot of work and they didn't even show the bathroom. On the other hand the half bath if their is one is a plus. I would put it on the list but keep looking.

Totally agree with you. Even two story rowhouses on the other side of Broad St. (e.g. Passyunk Square) are going for WAY more.

While it isn't "my kind of place," the price is perfectly reasonable relative to what you get. Property values in that neighborhood are probably going to spike soon, anyway, so it would probably make a good investment. As far as cosmetics go, it could use a bit of a facelift, though it's definitely not falling apart.

Finished basements add $$$ to rowhomes, especially in great neighborhoods. But yes, the kitchen is outdated and I bet there are some beautiful hardwood floors underneath that blue carpet. Still a good price IMO.
