How would you describe these neighborhoods? Are they up-and-coming, or already there? Who tends to live there, and how is safety?

They are already there. All types of people tend to live there. Anything from Penn Medicine Doctors/Nurses and UPenn professors down to Students and Hipsters. It is a pretty diverse area in both social class and race. The area is very safe.

If you want up and coming, look at the Walnut Hill neighborhood or the area around 50th and Baltimore

Anywhere within the Penn Alexander catchment especially is quite lovely.

I live in Spruce Hill. It's a great area. No safety issues that I've seen yet. The population is a mix in many ways - racially, economically, socially, etc. I'd recommend it.

Fantastic neighborhood. They're improved dramatically over the past twenty years. Spruce Hill and Cedar Park are both pretty much "there". The "up and coming" areas are generally north and west of University City proper. Generally west of 50th around Baltimore and above Locust/Walnut.

Thanks everyone for the input. Someone i know is looking at potentially moving to Chestnut Hill, but also looking for alternatives.

Not really. I still see homeless on Baltimore Avenue from time to time, especially around the anarchist hangout when they distribute free meals, but they're generally harmless. I'm sure there are still car breakins from time to time, but thats true just about anywhere else.

No, but we have drummers on the weekends.
