I am a landlord in Philly. I rented to people last year, giving them a 12 month lease. The lease requires both parties to give 60 day notice of renewal or non renewal. About 75 days before lease expiration, I gave them a letter laying out my renewal terms. I asked them to check the appropriate box (renew or non-renew), sign and return to me with the May, 2013 rent. As of today, they have paid the May rent but have not returned the letter.
