I wouldn't be too concerned about bad areas "growing." From what I understand, Lacey Park has been that way for a while and has not really changed much. Like everyone else has said, it's really hit or miss. There are some beautiful neighborhoods as well as some not-so-nice ones. And these can just be one stoplight away on Street rd.

The one thing I will say is that Centennial, while not bad, isn't up to par with some of the other school districts in the area. A little farther north on York you have CB (best in Bucks IMO). The other side of County Line you have Hatboro-Horsham, which is very underrated IMO and would actually be pretty comparable as far as prices (though watch out around Hatboro as Upper Moreland township sneaks surrounds the borough and separates Hatboro & Horsham). My wife and I were in a similar situation about a year ago and, while we don't have any kids and liked parts of Warminster, we decided to move to Horsham because of the district down the line.

Did you check out south on Street road in Southampton?

And this Lacey Park area I think is the area I read before to avoid. hmm. We saw some really nice homes in our budget on the north end of Warminster & they ended up just missing the school district lines for Central Bucks system. Just nervous if there's this "bad area" if it's going to grow and affect the schools. I like the idea of plopping down for life, but I suppose by the time we're looking for middle/high schools if they've gone down, we can move.

The location is pretty fitting for us so still highly considering it. Any other thoughts, I'm still interested. Thanks!

we live right next door in Churchville / Richboro and looked all over the area when we bought. Honestly, IMO, every town / township that circles Warminster is better. Horsham / Hatboro to the west, Southampton to the south, Northampton / richboro /churchville to the east, and Warrington to the North. I would look in these areas first. Not that Warminster is bad, it isn't at all. It 's just the others are a tad nicer.

I've heard of these other towns mentioned but no have not checked them out! We've been to the Wegmans/shops/movie theater up there and started looking into Warminster, which for some unknown reason I thought was a better town than the others but I'll have to look more into Horsham - Hatboro - Southhampton. I liked Upper Moreland (well the one time we drove through it), we can't go too west but it might be worth keeping on the radar. We liked parts of Langhorne too. I'm grateful we are in the area (bensalem) and can drive around and see towns, but it takes up so much time to drive out to each town! This is very helpful.

We did check out Warrington and Richboro - there wasn't much we could afford but it is on the radar as long as it's not too far north.

It may not be 40 minutes to the border of Philly, but to Center City, it's at least that.

yes it is. and that's with no traffic. easily 1 hour to 1:15 during the morning rush to center city.

it's also 45 min by train from trevose station to market east (west trenton line). warminster line is a joke with its scheduling.

wow. you're right! I didn't realize how spoiled I was on my train line & figured they all would run similarly.

Looks like Warminster might get bumped for Langhorne after all then... the local is a long ride but at least it runs often!
