Funny. I don't hate Philly, or PA, and we're not leaving for at least a year or two. But we are planning our next step. Definitely want to move to a better area for the schools though. The turmoil and cuts in Philly make it a little scary wondering what its going to look like in 5 years.

Both work in CC. I'd like to spend no more than 300K.

The closest burb to CC is Jersey. We are in Riverton/Cinnaminson/Moorestown and can get to cc via car in about 25 mins. $300k buys you a very nice single home with ground in a great school district in NJ. In the better pa burbs (Montgomery county)$300k buys you an okay home in a great school district.

Definitely move to NJ. You can apply your wage tax against your NJ State Income tax burden, so you will greatly reduce your state income tax obligations. It's like getting a 4% raise. This will make up for the "higher" property taxes. Burlington County has lower taxes than Camden County. However, property taxes vary greatly by town. Some towns have large commercial districts that greatly reduce tax burdens like Logan Township. If you want stable taxes, choose a school district that isn't growing rapidly. If your town is floating bonds to pay for new schools and increased enrollment, then expect your taxes to substantially rise with the growth. This happened in the 90's in Washington Township in Gloucester County and is happening now in Woolwich Township and Swedesboro in Gloucester Township. You can afford a lot of house in NJ as Frank is suggesting. I would check out Cherry Hill, Haddon Township, and the areas in Burlco that Frank suggested for starters.

Cherry Hill has high taxes. Just because a school district is not growing in enrollment does not mean taxes will be lower. Cherry Hill has school bonds all the time to maintain the system and school buildings. A 300k house will cost you 10-12k in property taxes. Camden County is also now paying for Camden City Police (i think its a good thing for various reasons) but it will soon impact the taxes.

If you do move to SJ and work in CC. try towns along the PATCO line ... its cheap, frequent, 24/7, and well maintained.... much better than SEPTA.... Look at Collingswood and Haddonfield. Haddonfield is the most expensive town in SJ (Main Line East) but deals can be had... Its less diverse than the Main Line with a 95% white population.

Wow, that is insanely high. Why do people keep saying that SNJ taxes are no higher than Montgomery County?

To the OP, are you trying to be closer to Center City or to the northeast?

Because a $300k home in CH would be $500k in Montgomery county pa and thus same taxes as Cherry Hill. And CH is insane high. Burlington county same home would be about 6500-7000 taxes
