Just a simple question. My wife is looking at a job in Chadds Ford and I wanted to know if someone of middling means, folks who tend to buy houses for $150-200k can prosper in the area. We'd be willing to live 10-12 miles away but only in a community that is well established and not in decline. We are just beginning our research so any thoughts on the area are welcome.

I cant imagine there is anything at that pricepoint in Chadds Ford. Outside of the Mainline, I think Chadds Ford, Birmingham township, Thornbury township, Pocopson, etc, are some of the most affluent areas in the Philly Metro. Home prices are more in the 450 (for something small, probably needing work) - 1.2m range and up for new construction.
I'd look more towards Delaware county, or possibly further west (if rural is your thing).

I've seen a few farmhouses a little to the southeast of Chadds Ford that were large enough and under 200k, needed a little work but I actually like that. We would like to stay as close to my wife's work as possible so that we can actually participate in life in the area. Thanks for the info - I will add it all to the mix and see what shakes out.

150-200k will not get you anything great anywhere in most areas. But there are some nice town in older delaware county that are in your range.

I would also look out toward kennett you may be able to swing something, but chadds ford is very expensive.

Chadds Ford area itself is very affluent but you can certainly find towns within 5-10-15 miles that would be in your price range. Concord/Talleyville De.,West Chester Pa, West Goshen Pa., Aston Pa, Brookhaven Pa, Kennett Square Pa..
