When are you moving? Hopefully within a year. We will be selling our current home first.
Where are you coming from? A River-ward neighborhood
Why are you moving? We need more space, bigger yard, trees! We want a safe neighborhood for our kids, in a house where we aren't on top of each other all the time. I have a few ideas on neighborhoods, but I may be missing a great spot I am unaware of.
Where will you be working? In Philly
Have you been here yet? Yep.


Will you buy or rent? Buy
If buying, are you looking for a house or a condo? How much can you spend? House (Twin, single, End-row)150,000-180,000
If renting, are you looking for an apartment, a townhouse or loft? How much can you spend?
Do you prefer hi-rise or walk up?

Do you have a preference of living in a NJ or PA suburb? Want to stay in the city. Kids are in good charters that we want to stay in.

Are you married or single? Do you have children? Married, 2 children
Do you prefer public or private schools? n/a, we are in charters.
Do you have pets? 2 cats.
Do you want or need a yard? Yes.
Are you keeping a car? Yes.
Do you prefer bustling activity or calm and quiet? Either

What do you want to be closest to? We love dining out and walkability, but will sacrifice for a safe neighborhood, larger house/yard.


Do you want to live with people of a similar age, race, religion or sexual preference or do you prefer a diverse neighborhood? Would like to be near other families with kids.

Look at the Rhawhurst part of the NE. Homes still a good value and the area is safe and quiet and some have nice size yards.

For that price range: Fox Chase, Rhawnhurst, maybe Torresdale depending on the house. Fox Chase definitely still has a lot of families with young kids in the neighborhood.

One is in the NE, one in the Riverwards. The one in the NE will be staying in that one likely for the next 12 years The other child is looking at various high schools, but also has the option at staying in her school until 12th grade. Busing is provided.

Busing from where? Don't you care if your daughter is somewhat close to her school or am I missing something here? The very best , family friendly neighborhood in all of Philadelphia IMO is Morrell Park between Woodhaven Rd and Frankford Av both sides of Knights Rd or Torresdale close to Holy Family University on Grant Av but if one of the kids has to be bused from there to Port Richmond then I would choose a different neighborhood or a different school.

I thought the neighborhoods east of roosevelt in the far northeast are the most family friendly in the city of philadelphia, Low crime and better schools on the bustleton and somerton side of the northeast.

Right now the younger one is on the bus for an hour in the morning, and an hour in the afternoon. If we move further north her bus ride will be shorter. The school is one of the best.

The one that would be bused to Port Richmond is looking into High Schools. She is on a waiting list for the school her sister goes to. We are hoping she gets in that school for High School. I would be able to drive her no matter where we lived, if necessary.

Sorry for any confusion.

Do the homes in Morrell Park have back yards? Thanks for your help.
