Hi everyone- I've been interested in Cheltenham Twp in montco for quite sometime, have really enjoyed the stock of older-homes, and even though the taxes are very high it overall seems like a nice area with generally good schools (and a few newly built elementary schools).

I'm trying to become more familiar with the northeast corner of the township, where it borders places on the Philly side of Cottman like Burholme Park, Ryers, Fox Chase. The Cheltenham side seems like there is not too much of a change between whether you are in Cheltenham or the Northeast. I've walked the Montco side area a bit, seems nice, middle class, people seem relatively friendly, and seems to be a generally clean and safe area. Anyone have any experience with this little corner of Cheltenham Twp, as well as the immediately adjacent Philly neighborhoods? If you go directly to the east across the tracks (Rising Sun Ave/Oxford Ave) is this becoming the Oxford Circle neighborhood?

That's the Burholme section. That intersection is called Five Points.

Sounds like your talking about Cheltenham Village area yeah its not much different than the northeast.

It safe clean area.

Cheltenham has nice older homes but the Taxes

Taxes which are mostly school taxes can be a problem.....It would be nice if they could solve the taxes problem. I heard rumblings about repealing the school taxes to a lower percentage.

It really has a lot going for the area close to the city,good transport,parks,safety,shopping, historical sites.
