Hi everyone, My husband and I are looking to buy our first home this summer and we are a bit overwhelmed as to where to live. We currently rent a home in Phoenixville and while we like the area we aren't sure we want to make it our permanent home. I work in West Chester and my husband works in KOP.

We are leaning towards the KOP area but also want to keep our options open. We aren't comfortable going above our $260k budget and we are hoping for a single family/twin/townhome (3+ bed, 1.5+ bath).

I would love to hear your suggestions on places that are commutable to both KOP and West Chester that would fall in our budget. Other areas we are considering are Conshohocken, Collegeville, Plymouth Meeting, Audobon, and Oaks. Any others we should take a look at and any to avoid?

Your decision should also be influenced based upon school district (if kids are in your future) as well as the real estate taxes. Your $260k range shouldn't be difficult to achieve.

There is also Blue Bell...

I would suggest taking a drive on a beautiful day to a few different locations to get a good feeling for the areas.
