Between these three neighborhoods

Having a hard time deciding looking at lower moreland side of huntingdon valley,elkins park and jenkintown.

Love the housing stick in all three areas

All three have pretty good schools districts.

Which do you think will have the most real estate appreciation in the next ten years??

I'd say Jenkintown over the Cheltenham side of Elkins Park. EP has old houses and they're having a terrible time with the physical plant of the schools. Cedarbrook was lousy with mold and they're doing heavy renovation, so I can only imagine that already high taxes will go up more. Jenkintown has the compact, more walkable thing going on, though 611 isn't exactly pleasant for pedestrians. But the Hi-Way has been revamped and there's a new microbrew going in next door which might help improve the desireability of the area. Jenkintown is a better transportation hub. I know less about HV, but it's much more of a car centric suburban area. You'll likely find bigger lots and probably the best school district of the three (though schools in the Abington part of EP will be close).
