Hello folks,

Beginning this fall, I will be starting as a faculty at Villanova and my wife will be starting her new job at Collegeville. We are looking for neighborhoods to live in.

Our biggest considerations are (in the following order):

1) Commute - Neither of us would want to have a commute which is more than 30 minute one-way regularly and more than 40 minutes even during rush hour.
2) Ability to walk to shops and restaurants.

Other considerations (nice-to-haves) are:
3) We would prefer to be in a house rather than an apartment. Our last two experiences of living in apartments have been less than ideal as we have had very noisy neighbors living above us.
4) Covered garage.
5) Washer/ dryer within unit.

Could you please suggest which areas would best fit the bill and where we are most likely to find properties that meet our criteria?
