Hello all!-in previous years (past 6) I have been living in New York City, but because I am getting to my mid 30's, I really want to start a family. Because I am a single man and I am not married, I will be using a surrogate. Never mind with that, but moving back to real estate, I am looking towards the Gladwyne area. How is that area for a family? I heard only positive about it. My real question is about the types of homes there. I have done a little bit of real estate development, so I am not afraid to build a custom home. Is that the type of homes out here? I haven't been able to come by any large developments or neighborhoods around here. Am I missing them or do they exist? If I could pick, I would prefer to be in a development because of the factor that my children will have others to play with. My price range extends to about $2 million but nothing higher. With my research, I have only found single homes on large lots of land. Is that the norm? Thank you so much!

Welcome,

You will love Gladwyne. Picturesque, extremely wealthy enclave of the Philadelphia area.

A majority of the homes in Gladwyne are old or new custom builts. It is increasingly common for a wealthy developer or family to buy an older home on a large lot, and start from scratch. Gladwyne real estate is pretty much 1 million - 25 million.

You may want to check out some neighboring wealthy suburbs as well. Newtown Square, Berwyn, and Villanova specifically because they have a cluster of high end developments.

Off the top of my head.. there is a development called "Fenimore" probably one of the most exclusive actual neighborhoods on the Main Line.

In Newtown Square there is "Worthing" $1-2M homes new construction, "Harrison Estates" down the street also $1-2M.
"White Horse Estates" (my favorite community) $1.5-2M.

In Berwyn there is "Saybrook" $1.5-3M.

And there is "Northwick Lane" in Villanova in the $1.5-3M range.

There are a ton of residential cul-de-sacs that do not have actual development names, as well as custom builts along main roads. Your best bet would be to get in touch with a local realtor who specializes in high end homes.
