We're looking at two houses in the Baederwood neighborhood of Abington - does anybody have any experience living/visiting there? It has a lovely residential vibe to it, but I am curious whether it is a friendly neighborhood or if there are any drawbacks to living there.

I would also love to know if anybody has any experience with Copper Beach Elementary - I can't find the elementary catchment lines, but I assume these houses feed into that elementary since they are so close to it.

I don't know what it's like to live there, but I live nearby in Rydal/Meadowbrook and have always thought the Baederwood section was a very cute, family-friendly area in Abington. My mom often drives through it on the way to work and claims she sees moms chatting while they wait at the bus stop with their kids. I believe the elementary catchment is Highland, which is supposed to be good.

Hi Blueflower80 - we're selling our home in the Abington (Overlook Hills) section, right down the street from Overlook Elementary. (We're relocating to NJ.) My son goes to the Overlook kindergarten (full day!) and it's an awesome school. We are literally a block away, so we can walk to and from the school, which is really nice. We're also about three blocks from Roychester Park, which has a great playground and three baseball fields where the kiddies all play t-ball (including my son). We adults all hang out there and watch the games, which is nice. There are a ton of young families in the neighborhood and it definitely has a community feel. As far as commuting goes, the Willow Grove train station is about a two minute drive away on 611, and the Turnpike entrance is about a three mile drive. As far as shopping goes, the Willow Grove Park Mall is about a two minute drive (literally) and a large, new Giant supermarket is about three minutes away. There are a lot of positives and a lot of convenience to living in the Overlook Hills section. We've been here for eight years and it's been great.

While I don't live in Baederwood specifically, I live nearby and I have a very positive impression of the Baederwood neighborhood, it's pretty typical of Abington Twp in general-- middle-class overall with a few areas probably better described as upper-middle-class, with a wide smattering of early 20th century housing stock. Due to its proximity to the schools, I've parked in this neighborhood when heading to the July 4 fireworks and its always seemed like a nice area-- lots of people conducting cookouts as you'd expect.

We are in the Copper Beech elem boundaries-- I am not sure specifically where the catchment starts/ends but it is the largest of the elem schools in the district. I would imagine anything in Baederwood would be in Copper Beech-- maybe Highland if farther north but if you're looking at a specific property the listing should tell you. From our experience with our kids the size of CB has not been a bad thing whatsoever-- very engaged admin/faculty, lots of events, and a very active PTA.
