We will be relocating to eastern PA soon from Fishers Indiana. We are a biracial family, college educated and make good money. We want top rated schools that are also racially diverse. An area where the folks are educated/college background is important to us. Lower taxes, some land .25+ acre. We need to be within decent driving distance from the Philly airport (less than 45 min ideally). Thoughts or ideas? Thank you!

That's going to be tough. Diversity, great schools and within an hour of Philly, AND reasonably priced? I believe that might be what most people want and that's really hard to find in PA. Moving to the Philly forum, since anything within that distance will be in the Philly area.

Looking for homes under $450k. Diverse to us is atleast 5% black. Areas that are close to 90% white are out of the question.

That isn't hard to meet. Try the South Ardmore portion of Lower Merion Township (between Montgomery Avenue and County Line Road). The neighborhood is historically African American, and the Township and public schools are respectively 15% and 22% people of color (and 6% and 8% black).

Your price point and low level of diversity makes a lot of difference - Just draw a circle going out 45 minutes from the airport, excluding Philadelphia and most of those areas should work!

Am I wrong, Philly forum?

OP, If you fill out the sticky at the top of the forum, you'll get some better suggestions.

A lot of the nicer suburbs in top districts with homes on .25+ acre are going to be 400k minimum.

Theres a good amount of towns in Delaware County that work price wise, but they are not very diverse.
