Looks like I'm priced out of the better areas of Northern Liberties. I've switched my search to Queen Village, which seems to have most everything I wanted, is still on my bus line, and in my price range.

what cross street/numbered street (i.e.6th/columbia) will you be working at? That will help in transportation alignment for us.

If you are going to QV the next neighborhood south that is gentrifying quickly is Dickinson Square, you may get more for your money if you are willing to be a pioneer. I lived there 20 years ago and it was super safe, the old ladies sitting out on the steps watching everything/one. It has recently saw an mini explosion of rowhouse rehabs. The rental market is brisk but you may be able to find an entire house with a small yard as opposed to just an apartment.
