Well I did say it was the hood lol, I was sure of that much. As far as proximity to things it is relevant depending on the person. When I lived on 23rd and Arch I frequently walked to Chinatown on 8th and Race so the distance you'd have to go to get to the market on 9th is about the same. I would however only drive around there if I lived there, whenever I drove around that area the last thing I wanted to do was get out of the car.

gentrification is coming to all of south philly, eventually in my opinion. Obviously it hasn't reach gray's ferry yet.

It could be an "investment opportunity" depending on how optimistic you are about the area. There are condos going for half a mil with in walking distance of that area, so who knows what it could be in 5-10 yrs

Those imaginary lines between the hood and kingdom come up on you awfully fast and they usually are deeply rooted. Another place I was at was the 2601 Parkway building near Fairmount street, you only had to walk as far as Poplar street and you were in Girardsville. Someone here tell me that's changed. It brings back to mind another favorite area that never gentrifies even though the try, Fairmount Ave near the Delaware Where Spring garden St. meets near it. I knew several Restaurateurs that wanted to put in places there and I couldn't figure out why. Someone in the know can tell me about N 2nd between Fairmount and Brown because I know if you walk West of 4th you can "shop" on the street corner.

It has already begun if you consider the eastern end of Gray's Ferry Ave(Naval Sq.)part of Gray's Ferry. That area was once called Devil's Pocket.

I think you mean Francisville not Girardville. And,YES, it is going through huge changes for the better. Demographically and physically, it is quite different than it was even 5 years ago. The western parts of Popular St, near 2601 Parkway is really in Brewerytown. The eastern part, east of Corinthian Ave and the prison, are in Francisville.

The rest of your post is about Northern Liberties which is continuing to change.

hahaha... Bro, when is the last time you were in Philly? Pretty much every single neighborhood description you're providing is completely inaccurate. Quick breakdown below...

- Francisville, no such neighborhood ever existed called "Girardsville" (almost entirely safe; quickly becoming one of the hottest neighborhoods in Philly)
- Northern Liberties (ENTIRELY safe; quickly becoming one of the hottest neighborhoods in country if not world; real estate prices do reflect this however)
- 25th and Manton has a ways to go yet, but will definitely get there. Point Breeze gentrification that far west and south is going to take a lot longer than 5 years as was mentioned somewhere in this thread. However, the new mega construction plans recently released by Drexel might speed along that gentrification. There is also a $10M federal grant announced that will, in part, be used to create a pedestrian bridge over the river - connecting U. City with Grays Ferry/Point Breeze area. If Drexel students and staff start moving across the river en mass, this neighborhood will change overnight.
- South Philly in general: Every single area/neighborhood within traditional boundaries of South Philly will almost certainly increase in value over the next 10-15 years. IMO, this is one of the safest real estate bets in the country right now...

Don't forget the massive expansion of CHOP across the river. Another point continuing change.

Girardsville was sarcastic knowing the further up you go the closer you get to Girard Ave. but it's good to hear some of the bad areas have cleaned up a bit. Another gentrification attempt I never saw fully realized is Mount Airy, I had a friend who opened a little place called Hamlet up that way and did reasonably well for a year before he decided to move out of the area. Now I bet you are all going to say Kensington has become the next up and coming area. Don't get me wrong, I'd move back to Philly in a heartbeat if I had a good opportunity there. I miss parts of it but I'm not thinking I would look for housing around 25th and Manton. My favorite place to live was overlooking the Schuykill River with a view of a good part of the West.
