Hi all,
I have been on two house-hunting trips to Philly over the last few months and am astounded by the hot real estate market. Houses seem to go under contract within a day or so of going on the market and contain multiple offers and sometimes bidding wars. Being aware of this I felt pressured to act quickly and made an offer on a house in Havertown very close to Upper Darby. It is near US-1 and Earlington.
Since making my offer, I've read quit a bit about the crime in Upper Darby and am wondering if I've made a mistake. Seems I am about 2-3 miles from some areas with serious drug and crime issues.
I have until Thursday to back out of my contract. Any insights anyone could provide would be greatly appreciated. Thank you.

Havertown is ridiculously safe. Has been for years. In fact it's been that way for as long as I can remember and I'm 66 years old.

I would not worry too much about any crime "spill over" from Upper Darby.

I live in Havertown. Police are very proactive. You're fine.

The area you selected is a safe and nice area. My brother used to live on Earlington just up the hill from Township Line Road (US-1). I would not be concerned.


As a side note, the diner scene in the movie Silver Linings Playbook was filmed up the street from your new location.

I agree with what others have said, you are perfectly fine there. Things start to get a bit sketchy on the "other" side of route 1, but even then, that isn't for a ways down.
