Hello,

Moving from NYC to Philly and looked at some places last weekend. I would like to make an offer (rental) for a townhouse on 19th and Waverly (btwn Lombard and Pine) in Rittenhouse Square.

I have a few questions for folks who live in the area.

#1: Where is the nearest convenience store or perhaps the nearest 24hr convenience store? It looks like the residence isn't near any Wawas and the closest 7 Eleven is at 20th and Locust which is close, but not super close.

#2: Where does one go for good food in the area? I can obviously use Yelp for suggestions, but I want to hear if locals have any advice.

#3: Do you suggest in general this area for a single man in early 20s? Are there a lot of young single ladies in the area or is mostly retired folk?

#4: Is 2k a decent price? It's a 2BR/2Ba 4 story with a patio. ~900 sqft (one room per floor). Everything is modern inside.

I'm one block over from you so welcome to the neighborhood. I will take a shot at your questions:

#1 As far as chain convenience stores, you have 7-11 at 20th and Locust and also one at 17th and South....but there is a Wawa coming to 22nd and South, which may be your best option.

Right around the corner, you have the Palm Tree Market at 20th and Pine - small grocery selection but they have a nice deli, good sandwiches.

Rittenhouse Market at 18th and Spruce, which is a decent sized grocery store which should really carry everything you may need.

Food and Friends at 20th and Spruce which is smaller than the above but they have a nice takeout beer selection.

#2 Too broad a question since there are a gazillion places to eat from some of the region's best restaurants to pizza slices.

#3 I'm not in your demographic (much older) but I can tell you that the area is a mix but there are plenty of young women in the neighborhood. Mots of the big homes on Pine and Spruce and subdivided into apartments and plenty of young people reside in them. The side streets that have single homes, like yours will naturally have an older demographic though.

#4 Sounds like reasonable rent to me.

Let me ask #2 for a few go-to types of food.

1. Quick deli with sandwiches
2. Fine dining (say, French)
3. Dineresque food
4. Obviously, cheesesteaks

Nearest super market is Rittenhouse Market at 18th and Spruce, fyi. It's an independent. There's a Target that has a grocery section at 19th and Chestnut. Spruce Market on Spruce between 15th and 16th is a deli. I assume by "good food" you also mean restaurants. Literally everything in the Rittenhouse neighborhood is in that category. Walk around. Don't leave off side streets like Sansom. Yelp is crap and full of trolls. Don't go by what anyone says there.

Your rental is a steal compared to what you'd have to pay in NY but I guess you know that.

Restaurant week is happening right now in CC until the 19th if you are visiting soon. Would be a good chance to check out restaurants nearby on the cheap. Tons of good places on Sansom St. like above mentioned!

As a native Philadelphian I can tell you, plainly, that I can go months without touching a cheesesteak since I prefer hoagies and NOT from Wawas which are not that great anyway and never were.

Sandwiches: Latimer Deli at 15th and Latimer. Also has a good beer selection.

My ex lives on that block so I spent a lot of time there. Loved that block! Dining in the hood: Bistro la Baia (BYOB Italian), Pumpkin (BYOB New American); more casual, Pub and Kitchen, Marathon on the Square. Can't remember the names, but there is a pizza joint and an Asian very close by. Lots of choices if you walk a few blocks over to South Street or to Rittenhouse Square in the other direction. The only parking garage in the neighborhood just closed -- being converted to condo's, I think. Street parking is very difficult.

There's a great year round Farmers Market on Rittenhouse House Square every Saturday.
