A developer has purchased an old building right next to my property and has just started demolishing it. Despite his assurances that he would let me know his schedule for doing things and talk to me if he needed to access my property, he has not contacted me at all and has not replied to phone calls and emails from me. Today I came home and there was a fence in my driveway, tied off to my gate in such a way that I couldn't open my gate without untying it.

I realize my experience today is relatively minor, but my concern is that this is just the beginning of a months-long ordeal of them blocking my driveway, trespassing on my property, and possibly damaging things. So I'm wondering what my rights are and looking for advice. Should I take a hard stance right off the bat about them putting anything on my property? Should I be documenting everything? What can I do if gets really bad? What if they damage my car or my fence? Any advice would be greatly appreciated.

Call L & I. He definitely needs permission to use your property. And you can ask for compensation if he does need to use it; you are entitled to be paid, if he needs to use your property. Period. He in no way has rights to your land. I would approach him in person, if he does not respond to calls or email. Its the philly way. If you don't. It will just keep happening.

Thanks for responding! Unfortunately I have no idea how I would find him to speak to him in person. If you have any suggestions, I'm all ears.

As far as L&I goes, do they have a direct number or do you have to reach them via 311?

Yes call 311. And he should have an address listed on the permit which must be visible at all times to the public. But call L & I first.

Depending on how aggravating it is, get a lawyer to send a cease and desist letter.

You could always check to make sure they have permits to do what they are doing.

Unfortunately, the address I see on the permit out there is simply the address of the demolition site. I would love to find an address for this guy's place of business, though unfortunatley I have no idea how I'd go about doing that.
