As an NYC native, downtown Paoli and the rail station will not present any concerns. It's quite safe, like the rest of the Main Line. While the shopping district along Lancaster has parking lots and plenty of cars, it covers just about all of your daily needs. If you're downtown a car is still nice to have but probably not essential. If you aren't downtown, a car is a must.

Media is more quaint and is pedestrian friendly, it's a really nice downtown. I don't know about the housing stock there.

There's housing available, but it is very expensive for what you get.

There are people who live in the suburbs without a car, but they try to live next to a regional rail or trolley line. Looks like the trolley is running again, but I'm not sure. Trolley and blue line is slower than Regional rail from delco. So, if you have to be at a certain time to work, or if you get off late, those are things to consider too.
