Hello, we are young couple. Trying to see if it is worth buying a townhome in Rittenhouse Square area. Price is around 1.30 Million dollars for 3000 sq.feet. Built in 1900. Taxes seems very high (20000) and no car parking. Wife likes to live in that area as she works close. Are there any comparable/ better neighborhoods that are closer to Rittenhouse area with parking and low taxes? We both went to college in Philly and like the city very much. We would like to buy a home that can be sold faster with a good appreciation. Flexible on the buying price. Thank you

There are other areas. Tell us more about what you're looking for.
Where else have you looked? How far from Rittenhouse are you willing to go? East? West? North? South?
You both went to college here. I take it you know about the neighborhoods. (No all obviously.)
Have you thought about this for a while already....or you're just starting to think about it?

By parking do you mean a dedication ground level parking space? A garage? A private parking area for just the homes in your area?
Would you accept a house, where you had to pay to park separately in a nearby garage or lot?

Do you want old? New(ish) (like some of the newish/in-fill townhouses in the graduate hospital area, or SW CC (now that it's been cache for a while.) A developer remodeled shell? How many bedrooms? Square feet? Are you more than willing to spend 1.3 million to ge what you want -- or you'd rather stay under a certain price?

Thanks for the help. We prefer row homes that will have garage. Don’t like condos. Prefer to stay with in few blocks of Rittenhouse square within a budget of 1.5M possibly 3 bedroom at least. Age of the house is not an issue as long as it is in good structural condition

There's no true comparison to Rittenhouse elsewhere in Philadelphia. Society Hill would be the closest, and generally prettier, but it's also much quieter. The Rittenhouse area extends as far west as the Schuylkill if you include Fitler Square as part of the neighborhood (which I do).

There are newbuild townhouses with garages in the area. A whole row was being built along Lombard Street between 20th and 21st. This area is where Rittenhouse starts blurring into Grad Hospital/Fitler Square. I moved away from Philadelphia this past summer so I don't know what the latest status is for the row (if there's any still for sale) but construction was still underway in July.

You should sign up with a knowledgeable realtor who should have information on the speculative new builds as well as potential upcoming listings with garages.

I'm sorry but $20k is not a lot for taxes on a $1.3million house. In that budget it should certainly be possible to find something with a garage. Now might not be the best time to look as there is typically less inventory in the winter months. Since you want to be within a few blocks of the square you can really only look in Rittenhouse, Fitler Square, Washington Square, and maybe the northern section of graduate hospital. There are a lot of town houses with parking around Lombard st. Maybe focus your search there.

When buying a $1million+ house there is no guarantee that you would be able to sell it quickly as there is a limited number of potential buyers. I'm not sure you can be guaranteed appreciation either as I suspect the price of real estate is going to crash sometime in the next year or two.

I'm surprised you can get a 3,000 sqft townhouse in Rittenhouse for 1.3... It is s gut reno? if so, then maybe theres some room for appreciation

I would highly recommend looking in the graduate hospital neighborhood, just south of Rittenhouse Square.

There are currently three townhouse developments just north of Washington Avenue, each with 3-4 bedroom townhouses with 2-car garages and priced just under 1 million.

With that budget I would wait if you can and keep seeking Rittenhouse and Fitler Square for a house with a garage. In the Spring, there should be a lot more inventory to choose from. You can also look in Graduate Hospital which is just south of Rittenhouse but some areas of the neighborhood are nicer than others..the northern part of the hood is the nicest. Personally I would just wait and stick with Rittenhouse if you have that ability to shop around.
