Good afternoon,
We have relocated to Havertown,PA a year ago and now are looking to buy a bigger/more permanent place. I like the area, but as I am looking for a home to buy I cannot help but notice that for some reason there are substantial lly more properties for sale in Havertown compared to other similar towns. Why? Why are people moving from this town? I feel like I am not getting a piece of a puzzle. Schools are good, properties are at a wide variety of prices, nice downtown, yet something else is going on. Any ideas are welcome!

You might be better off posting this in the Philadelphia sub-forum. I live in Havertown. All I can tell you is that just because people are moving doesn't mean they're leaving the town. Case in point: you. You mentioned that you want to relocate within Havertown; other folks could be doing the same.

I did look into it and you seem to be right in terms of raw numbers, as of today's web search anyway. I don't have an answer for you, but what I can tell you is that Havertown is a great town and I would highly recommend sticking around! Good luck!

ETA: I just refined my search by hiding all pending/contingent listings, and the number dropped significantly. So, take any search you do with a grain of salt.

Havertown seems dense to me. Maybe people who can afford to move out to more expensive areas that are less density have moved out. Or they feel they can more bang for their buck in a lower cost of living such as living in DE. I have a friend whose parents used to live in Havertown for decades. They retired and decided to move to DE because it's closer to one of their sons and cheaper to live at, but they feel they can still live in a nice area that is comfortable enough for them with more room.

Havertown seems decent, but the general area is very crowded. Some nice old houses with character, but it is also very close to some not-so-nice areas of West Philly and Upper Darby and all those other little towns right on the edge along MacDade Blvd and Chester Pike. The general area is spotty throughout and the traffic is awful. I mean this is subjective, but I'm just not crazy about that whole area. I work down there often enough and see what goes on.

This is not entirely accurate. Havertown is "sheltered" off by Drexel Hill and Lansdowne. Havertown proper is nice (and also dense). Drexel Hill, Lansdowne, and Bywood tend to get the more edge/fringe effect of bad neighborhoods but living there themselves seems reasonable.

Havertown is not "close" to West Philly OR the MacDade Blvd Chester Pike towns. I wouldn't even say it's close to Lansdowne.

Thank you all for the input. I am starting to branch out to different areas. I do love some aspects of being here, but also not sure it is worth the money. My commute is to Huntington valley (roughly 45 min) husband works from home, so may be I need to explore more

Maybe not that close. It's nicer than those towns I will give you that, but it's all in that part of Delaware County so you're always hop, skip and jump from a bad neighborhood.

If you work in Huntingdon Valley, what's to stop you from coming up north? I know everyone's opinion of my town, but the general area is good. Depending on your budget you can get something really nice in Levittown as we did in the Neshaminy School District. Yardley is also very nice, as is Feasterville, Warminster, Warrington and Southampton. If you zero in on Levittown/Fairless Hills there are areas you want to avoid because of schools, but that's because many parts feed into Bristol which you don't want.
