Also, can anyone comment on the commute from Wrightsown to Yardley? It's mainly on Newtown Bypass (413), but is that road horrendous in the AM?

Yardley to Wrightstown is an easy 20 minute commute, maybe 25 when traffic on the bypass is thick. My experience with the bypass is that traffic moves along, but it is busy during the morning commute, and the lights make for stop and go traffic, so you have to stay alert. There are frequent accidents, perhaps due in part to the high percentage of younger drivers commuting to Buck County Community College.
Traffic is one major reason I tell people to consider Yardley over Newtown. You have probably read my Yardley rants on other threads. It is a fine place to live. Over time you will feel smug about your overall quality of life.

Oh wait, you said Wrightstown to Yardley, so you will be living in Wrightstown? Wrightstown is also a great spot. Are you working in Yardley?

We are looking at a home in Wrightstown and I would be working in West Yardley, just west of 95. How is that commute in the AM? My hubby would be going from Wrightstown to Doylestown. It seems to be right in the middle for us.

Hi Lucy,

I'm a bit of a "Johnny-Come-Lately" to the thread but can tell you as a former resident of Chapel Hill, you may want to consider Lambertville...just across the river in NJ. It has a great downtown with restaurants/shops/good walkability and that classic small town feel. It has a weekend crowd that comes into walk about and sightsee much like Chapel Hill so that shouldn't feel out of the ordinary.
New Jersey has the highest per pupil funding in the country, so that's a plus. I can't speak for the commute but it would appear you'd dodge the east-west traffic heading to I-95, etc.

I know if I could swing it I'd be there. Best of luck to you.

If you lived in Wrightstown - your husbands commute would be okay to doylestown (maybe 20-30min max w traffic), yours would be a little tougher.. in the morning from wrightstown to landsdale I would say allow yourself about an hour at least. You'd have to pass right through doylestown to get there though, so maybe living in Doylestown is a better idea for the both of you? Have you visited that area at all yet? I can send you some info if you want.

Well, we ended up in the Doylestown area, in Warwick Towship with our 2 kids. I must say that I can't wait to eventually get back to NC! Schools are good here, BUT...the weather is horrible. We were used to playing outside 8-9 months of the year and can't do that here 6 months out of the year. To get anywhere here, you must drive through endless lights and traffic and there is no good shopping mall close by (611 and 263 are such ugly roads). In NC, the coffee shop I went to knew my favorite drink and asked about my kids. After going to the same Starbucks 3 times a week for a year, they still have no idea what I like. After living in our neighborhood for almost a year, I barely know any of my neighbors, unlike NC where neighbors were eager to become friendly with the newbies. Now I know why people just seem happier and more friendly in NC! I am constantly looking at jobs to bring us back there. Oh and being close to family doesn't mean you get babysitters any more often! To anyone wanting to move back here from the South, stay put

Hey Lucy....

Sorry to hear you are not enjoying your stay in Bucks. My current girlfriend has family in NC and GA. We often talk about moving down there because of the lower cost of living.

If you do decide to stay, I'd like to recommend Sellersville and Perkasie. The area is family friendly with a lot of community activities and a good school system. These sister towns have a 155 acre park system that flows right through the middle of both towns. Menlo park has a great community pool with a nice little water park that was completed a few years ago. It also has a historic carousel that is opened on special occasions. The beautifully renovated Sellersville Theater is a great place to go if you like music and comedy.

I also find the area very convenient for shopping. A 10 - 15 minute drive north or south on 309 to Montgomeryville or Quakertown gets you to just about any shopping you could want, movie theaters, mall etc. I can also walk to quite a few things within town including my barber shop, dentist, icecream shops, pizza, dining. I could even walk through the park to the local grocery store if I felt like stretching the legs.

I wouldn't pay much attention to the comments regarding anything north of Doylestown being "too rural". I am originally from Philadelphia and don't find the area "too rural" at all. I enjoy living here very much. I really think this is an up and coming area and property values have seen a modest but steady increase over the past year.

I work in Doylestown, but moved to Sellersville a few years ago because I got so much more bang for my buck... nice house, big yard, and the ability to walk to things in the community. I also really liked the park system here. I have a beautiful 15 - 20 minute commute to Doylestown for work. It would be a nice central location for you and your husband if you work in Lansdale and hubby in Doylestown... about 15 - 20 minutes to both areas.
