I just moved to philly for a temp gig. I expect to be here from 22-30 months.
I am looking for housing. I am prepared to sign a years lease, but when the time comes for extension, they will ask for a years extension. How do I deal with that ? Do landlords extend leases for sub year durations ?

This is around University city.

Everything is negotiable. Try to get a month to month after the first year or a two month mutual right to terminate. If that's not doable, try to negotatiate a one year renewal with an early out clause with penalty to cover any downtime or retrofit the Landlord may have to do for an unexpected vacancy. Its all about economics.

I agree with the above poster. It depends on your landlord's policies. In Philly, there are many places you can get a month-to-month lease or 3 month or 6 month leases you just have to search around. In university city, since there are many students, I would imagine Landlords don't have problems finding renters, so the liklihood you will find something good is high.
