I came home after being away for a couple of weeks over the holidays to find water damage on our ceiling and dried water that had leaked onto my TV and other devices. I promptly told maintenance and they said they would send someone "ASAP." It's been two weeks, and still no one has come. It's leaking again today, and I've emailed and called about it with no response. I've even called the emergency maintenance number, but no one picked up.

This has been ongoing, as other requests we've had and were told would be dealt with (thermostat for heater doesn't work, smoke alarm stopped working due to faulty wiring in the wall) still have yet to be checked. Is there something we can do outside of contacting the landlord AGAIN? Is it common for maintenance to ignore requests put in by management?

My wife and I are getting fed up and would move if we could. Is there any law or code that would allow us out of the lease?

Not a tenant law person, but that non-functional smoke alarm should raise red flags with any licensing/inspection bureau or the fire marshall...

Call your landlord again and tell him to fix this ASAP or you're leaving. If he does not respond within a week or so of you calling and texting, call up a lawyer and ask them if you can sue your landlord to get out of the lease. You can't just leave because then you are breaking the law and the lawyer can sue and say that you just got up and left without notifying him. AT LEAST try telling him about it before calling L&I to report him.
