There's a small pocket off City Ave. in Overbrook, maybe it's called Greenhill? Also some in Wynnefield.

Just look for over 55 communities in whatever area you're interested...

Why are you assuming the OP is over 55 or would want to live in such a community? There could be a mobility issue.

Jeez, take it down a notch. I wasn't assuming anything, I was just posting a way to find newer single-level housing in a development!

And, now that I think about it more, there is a development in Essington - 2 bedroom single level places...quite popular with the senior set due to the size and being all on one floor...I think they are going for a premium because of this.

Again, why do you think the OP necessarily wants to be in a community with seniors? Although, if he/she does, then your suggestions are fine.
