I hope Grays Ferry makes that comeback as my parents still live there. I think 22 & Carpenter is a nice area but I'm not yet convinced it is all that safe. New homes and restaurants are nice but for 300K plus, you can get an older home in Packer Park or Pennsport and, as someone said, sleep with your doors unlocked. That area WILL improve and values are going up but safety to me is still the issue.

Since this is kind of a South Philly thread.

I recently drove there...loved the demographics...seemed like pretty equally mixed with white, black, asian and latino. Felt like almost exactly distributed 25/25/25/25....I'm sure that isn't possible...but certainly felt like it.

Not as mixed as that. I'd say GF proper ( Moore to Washington Ave and 25th to 31st Street) is probably about 50% black, 35% white and 15% asian. The remaining white are a mix of elderly and lower income, the black are mostly Section 8 / low income and the Asians don't display wealth so who knows what they have! I do know they are decent neighbors who keep extremely to themselves and work very hard. Crime is 90% drug related with warring factions of young (under 25) African American youth.

I just moved from Central New Jersey (very suburban area) to South Philadelphia in the Girard Estates area on South Colorado street. I'm a DIE HARD Yankee fan and I've found that most of my neighbors are fantastic about it.... They fool around with my son (who's only a baby) when he has his Yankee hat on, which is just about ALWAYS. They say things like "Hey tell your dad you need a Philly's hat" but nothing more... Honestly I will NEVER leave this area!!!! I love it WAY too much and the people are all extremely nice to me. The ONLY issue I seem to be having are the men who continually hit on my wife, but she's 5'10 with jet black hair, green eyes and a ridiculous body, so I get that pretty much everywhere. Overall the neighborhood is safe. I can open my door and watch my daughter walk into her school (Saint Monicas) and although I prefer to walk, I wouldn't worry about her getting there safely on her own.

Being from the tri state area and having TONS of experience in New York, this place is a breeze in comparison. In fact I would MUCH rather walk the streets at night in my new neighborhood than I would even in a place like New Brunswick, NJ (where Rutgers University is). Believe it or not I am 6'3 285lb bodybuilder/power lifter and most people turn away from me because I am pretty intimidating (I only look intimidating, I'm really a big softie) but even I was robbed in New Brunswick by a kid with a gun. Now you gotta have BALLS to rob someone who looks like me!!! But again, a gun is really something not to be messed with, so I just handed off my wallet and went on my way....

Philadelphia (South) is the absolute BEST place I've lived in, BY FAR!!!! If you're in Girard Estates I guarantee you won't be sad with your decision. And if you happen to see a BIG BIG guy wearing a Yankee hat, stop and say "hello" because that's probably me

that's the best part if so. philly. it reminds me of queens. also the urban ethnic strip malls.

Phenom, you picked a great spot that will always be great. Its insulated from low income by price and any form of building due to highway. Close to the stadiums even though you won't likely go unless the Yankees are in town being assaulted by our Phills. The neighbors there are genertational. You can't go wrong. Plus, your Italian!

Default Hoping for location advice to buy a home

Happy New Year! So I recognize that this post is quite old but it has a lot of the information I am looking for. I currently live and rent in QUeen Village but have been looking for a home to purchase. I found 3 that I love:

1900 S Jessup
100 MOrris Street
1200 Juniper

I know that all 3 are different areas of South Philly and I am not sure which area will be the best for me. I am looking for an area that has character and things that I can comfortably walk to. I am a young women who will be living alone so safety is also really important. If there is any feedback on any of those homes, I would really be interested!

Thanks I have driven/walked around each location different times of the day and can't get a feel for the jessup location. is it less safe than the other 2?
