hi all,

we've been busy house-hunting for a move to the philly area.

we have found 2 houses we really like, one in swarthmore, and one in bala cynwyd.

both areas seem family-friendly, which is a plus for us. both are equally convenient to work. so, it seems to come down to a question of the relative character of each place, and it's not easy to get a handle on character when you're from out-of-state.

so, we'd be grateful to get your take on these two areas: how would you describe each? why might one prefer one to the other?

thanks!

Swarthmore is the place to raise kids. Bala is the place to be a young, fabulous couple. More urban, more crime, less family oriented.

Taxes in Swarthmore are super high as there are few businesses - you have to drive 10 min to Media (also very charming) or Springfield for most things.

Bala, it's all right there, including the access to the city, upscale shopping, traffic, dirt and shady areas.

in bala, we're looking at a house on clywyd, by righter's ferry rd. does that count as a part of bala where "fabulous" couples live?

I know where you mean! I know lots of families in that neighborhood (I live close by). I would've also liked to live in Swarthmore but I never found the right house there. They're both fine places for families. I know no "fabulous couples" in Bala but then I have kids so they probably don't want to know me either.

Now that I'm here I like Bala because the property taxes are much lower and (for me, in my field) future employment opportunities are likely to be closer by. It's an unbelievably quick drive into the city. Swarthmore may have a more liberal, crunchy, academic character. There are families like that around Bala too, despite the stereotypes. Bala also has a large orthodox Jewish community, particularly in certain neighborhoods, and I would guess has more Jewish people overall.

Would you say Bala is more "urban", being closer to the city? What is the crime like in Bala? Do you feel safe walking alone at night?

Unless you're like right at St. Joe's I wouldn't be remotely worried.
