I am thinking about buying a unit in the Murano - they slashed prices and it now seems like a good opportunity. I would live in the unit for a few years, but I would like to rent out the unit after that. I would be looking to hold on to it for 10 years or so.

What would be easier to rent, a 2 bedroom (rent would be around 2500, or a 1 bedroom - around 1800). I figure a lot of Penn grad students/ medical residents will a target audience, so I was thinking the 1 br.

Having owned a few units I can tell you from my experience, it's FAR easier to rent out a 1 BR. Mostly because 2BRs tend to have a really niche audience, which is typically roommates. 1BR appeals to singles and couples. For this reason, I've actually vowed not to buy any 2BRs as investment units.
