My family is possibly thinking about moving to philly,myself,wifeand 3 year old son.We currently live in the poconos northeast pa.We dont know to much about about philly but we are looking for a rowhouse 160,000 to 200000 price range.My main concern is the safety issue.I was told south philly is decent but 1 block could make a difference betwween a good and bad neiborood.I was also told buy a real estate agent that university city is decent and in our price range.can anyone who knows philly give me an honest answer.I just want own a home in decent neiborhood in hopes that it doesnt change to bad place.

south philly is good but i would recomend northeast. (sormerton is great) theres a few row homes that i know of and there resonably priced my friend has lived there from 7 years now and her grandmom lived there for her whole life and she swears the neighberhood has never changed. so check it out if your interested. and theres good private schools but i wouldnt recomend public, they might be a bit rough.

I also recommend the NE, especially in your price range you can get some really nice rowhomes in some great neighborhoods. Zip codes to check out: 19154, 19115, 19116

much of south philly is pretty nice and west philly is improving in many areas. you should be able to get a home in a decent neighborhood for under $200 east of 52nd in west philly. not that there's anything wrong with the northeast, mayfair is relatively close to center city and pretty affordable.

as far east from 52nd st as possible!!! unless you are comfortable living in a rundown crime ridden n'hood.

I agree that the North East is best but it is very suburban while South Philly is very crowded and urban so what kind of lifestyle are you looking for? Urban or Suburban? BTW the only part of University City/ West Philly that is even marginally safe is way over your price range. A good safe area of South Philly would be 19145 South of I-76 or 19147 east of 5th st (Queen Village)
Use www.realtor.com for re-sale listings, just plug in the zip code. My favorite N.E. philly zip is 19154.

I think South is safer than lower NE overall, but they both have nice pockets for your range. In the NE, you may want to look at living in the Korean section. You could consider Upper Darby too probably, but that area has been having problems lately
