We found a home we like..were told the new finished basement needs an egress added to get their permit and has been "in process" since July 09. We see windows or bilco doors are possibilites..any idea of cost? We are asking seller to remedy, just wondering better way to go if the choice is even ours.

Also, they have a sump pump, basement appears dry, no odor. Sump wasn't running while we were there on a rainy day. However as you walk toward the back of the yard, the ground becomes very soggy...very different than the part close to the house. We were told yard graded that way....but wondering if there might be something else going on we should be concerned about? Any ideas?

Soggy soil, sounds like it might be a lot of clay and it will remain soggy. If the basement was dry that is good. As long as everything is graded away from the house you should be good. If the soil is mostly clay you will get the soggy yard every time it rains.

As for the egress window or door it will probably cost around $5,000 for a window and a little more for the bilco door.
