Hi.

Any idea on the traffic patterns? I plan to rent a place in Chestnut Hill and drive to work in the Newtown Bucks County. It is 23-26 miles depending on the commute.

Thats quite a commute during rush hour(s) I would bet its an hour one way..

google maps has it at 26 miles.

PA-309 for (2 mi)
PA turnpike (13 mi)
Route 1 North (6 mi)
Newtown-Langhorne Road/Newtown Pike/State Street (for 4 mi)

I'm not sure how bad the the route 1 and Newtown Pike would be.

Youre going to have traffic on 309 for those 2 miles, but on the turnpike you'll be going the opposite direction of most traffic so it won't be too slow.. and then on Rt 1 you'll also be opposite, so again, not bad.. Rt 413/532 will be bad both ways, it always is, so you will slow down again during your last 4 miles. If I had to guess I'd say all totalled you're looking at about 45 minutes. I live in the Yardley Newtown area so I know the traffic patterns.
