Why do the home prices in Langhorne PA seem less than some of the other surrounding suburbs even though it is so accessible to the city? It seems the school district is supposed to be decent (at least Neshimany) so I thought there might be something I don't know.

The school district is very good yes. A lot of the reason is that Langhorne itself is a VERY diverse town in terms of home prices/home size etc.. Langhorne Manor is extremely nice - very old homes/mansions, close to the main street with shopping and food. The homes bordering Yardley/Newtown are priced accordingly in the 400-500's, yet the ones bordering Penndel/Levittown area down in the 200-300's. All depends on what part of Langhorne you look in

I live in Chalfont, formerly Horsham. I find those areas to be nicer than Langhorne. i've only been in some areas of Langhorne but overall, I felt it was kind of seedy in some parts and to me, when I see homes for sale for good prices there, that's what I equate the prices to.
Just my own personal opinion. No offense meant.

Andrea, you are probably looking at the parts down by Rt 1 in Penndel. The other side of Langhorne by core creek park is VERY nice actually.

I see. I have seen nice homes in Chalfont too. How long do you think the commute is from Chalfont to northeast philly near the NE airport? That was one of the reasons I was looking into Langhorne.

Probably close to 40 minutes without traffic (50 with?). Langhorne will be more like 15 minutes.

There is also that area that floods a lot. When I was shopping for houses a few years ago, I was surprised at part of Langhorne being much less pricey, and learned that there's a flood zone.

When we were looking there were some beautiful neighborhoods in Langhorne that we fell in love with. In the end we moved to Yardley, found it to be more of a community, less strip malls, and smaller.
