Could not agree more.

Light rail should connect 76 422 and 202 corridors.

Connect Phoenixville,Plymouth Meeting, Norristown down to KOP,Main Line, Newtown Square,West Chester.

476 is starting to look like the parkway in N Jersey. Its a 40 minute rush hour crawl from Conshohocken down to Media(10 miles).

Looks like Wegmans opnes this week will anything else or anything close to the original plans ever happen?

They should focus on the genuinely urban parts of the metro, before tryna build these bizarre TODs. Fix norristown, it has a ton of potential, before taking a chance on the lastest urban planning trend/experiment. KoP needs a lot of fundemental improvements before a project like that would be truly feasible anyway, it appears they were just pump-faking like always, and most of yous went for it.

It doesn't necessarily have to be an either-or proposition. Certainly our urban centers like Norristown need a lot of work, and we should not lose focus on redevelopment. However, we should also be trying to simultaneously retrofit our ill-planned suburban centers like King of Prussia with TOD and TND (traditional neighborhood development).

With the proximity to major employment centers and highways, I don't think it's a question of whether The Village at Valley Forge would do well. I have a feeling this project will come to fruition within the next few years; many projects have been derailed by the financial crisis but financing is slowly but surely loosening up now. Hopefully it will set the precedent for all major new suburban development.

I think the Wegman's will do exceptionally well. It's a great location - they will do a tremendous weekday lunch business, and they will do well on weekends. There aren't that many supermarkets in the KOP area, and the demographics within 1-, 2-, and 5-miles of that store are exactly what Wegman's is targeting.

I think that the rest of this development should be high-density residential. There is no need for additional retail. There is no need for high-end clothing or a "lifestyle" center with the KOP Mall right there. The night and weekend population of the KOP area can and should be increased with residential construction. The school district has a huge commercial tax base so adding some more students isn't going to blow the budget completely out of the water. Building more shopping is not the right way to develop that old golf course IMO.

I think that's a valid point. We should have learned from this past recession that being "over-retailed" is not a good thing. If there is a retail component, it should be smaller scale, more independent retailers. Additionally, it should be a priority to link this development via public transportation to other nodes in King of Prussia.

If done right, I think this project could be very transformative for the immediate area.

Saw a sign for a new CHOP outpatient facility on these grounds Am thinking the original design is pretty much DOA

A developer from the DC area is going to build a 200,000 sq ft retail center next to Wegmans . Will be known as the Town center of King of Prussia.
