Taxes in Bensalem are extremely high. Langhorne is a possibility; also Ambler, Jenkintown, Glenside and Elkins Park. All great places to live near public transit, major highways, etc.

Thank you for all your help! I see a trend here, with some of the same areas being mentioned. So, I'm going to go with that.

Default Don't forget about NJ!

Before you make any commitments- consider Cherry HIll or Haddonfield, Haddon Township, or Collingswood. Each town is a bit different in regards to housing stock and community amenities, but all of them offer a relatively easy commute to Phila and good schools. NJ has higher real estate taxes than PA - but you are able to deduct much of what you pay in City Wage Tax to Philadelphia - from your NJ state tax liability. In PA you pay both - so it probably evens out. If you like the beaches - the Jersey suburbs will shorten your distance to about 1.25 hrs.

I'd say the most western part of Delaware County somewhere close to the R3 train line. If your looking for diversity then your not going to get the best schools. Yeadon is great for diversity but the William Penn School District has really gone from bad to worse. I would think the Rose Tree Media School District would offer better education.. some Diversity and a really nice area to live. Try Media and the surrounding areas.

I would second these choices too. We just moved into the area in the past month are really like it. People are super friendly, lots of parks, good restaurants to choose from and gorgeous houses in many price ranges.
