I know it's subjective but in the Phoenix area what do you consider as a luxury home in todays market? Is it a home priced at 300k+ or 400k+? etc. and does location to you make a difference?

3 yrs ago I would have guessed anything over half a million. But since the downturn, heck I bet you could pick up one of those houses for 2-300k right now.

ask ten people and you'll get ten opinions....price is very relative, as you say....years ago, the Republic classifieds had a "luxury homes - $250K and up" section....

some builders like to call their homes "luxury" for marketing purposes.....some realtors have self-proclaimed "luxury home specialist" designation....to somebody used to living at 43rd Ave and McDowell, a luxury home might have a second bathroom and a somewhat-updated kitchen.....

and I hope somebody used to living near Lincoln and Tatum appreciates what they have.....

gee, sorry to get a bit carried away....

I think it might be too subjective to get a real definitive answer. I've seen alot of very expensive homes that had cheap fixtures, appliances and cabinets - location certainly matters to most people more than actual build quality.

It boggles my mind to see $120k houses with slab granite countertops and travertine-tiled bathrooms and $400k homes with formica countertops and "apartment-carpet" in the bedrooms. .

Evidently - in the current market at least - ten minutes on the expressway can equal $300k+ in "value"..

Even if the actual living conditions are more like a double-wide than a "luxury" house.

I'd say something on the west side of the McDowell Mountains, with a city view not unlike the Frank Lloyd Wright museum. It's around $1 million worth, with lots of privacy. That is luxury. It also must be more than custom, very unique, not a mere stucco box.

I would agree with Howard, nothing that is "sub-division" like should be considered "luxury"...there's nothing luxurious about it, a granite counter top can be found anywhere these days & installed very cheaply...same goes for the stainless appliances. Way to common to be considered "luxurious"!

This stands valid anywhere not just in Phoenix, if it looks like someone else's it is NOT "Luxurious"! For something for be labeled "luxurious" it would have to have the following:
1. Be UNIQUE, No one else has it. A hard concept here since the invention of "sub divided" land! Killed any originality for the average person.
2. Not be zero lot line....Otherwise you are "luxuriously" close to your neighbor(s)
3. Private driveway
3. View of: Mountains, water...winery etc etc you get the idea...
4. Whatever fixtures are installed be high(est) grade in quality, carpet, paint, cabinets (not all the same in bathrooms and kitchens) gourmet appliances, windows, doors, floors, furniture etc...vinyl is not luxurious and neither are the tiles from Home Depot, however those tiles IF used properly, can give a good LOOK. Not "Luxurious", but good.

I think generally, in sub divisions, they refer to some properties as "luxurious" for 1. Marketing like someone else pointed out, for higher commissions, which "I" find highly misleading because all that does is teach ppl unfamiliar with trends that "this" is the norm in "Luxury land" which is complete BS! and 2. because of the amount of square footage, otherwise, if your neighbor is 20 feet away or less, that's not worth 300k, or 400k or anything above that! Those should probably stay within the 200's the larger ones and the 150's anything under 2000sqf, that's why it is smart not to upgrade too much...

An UPGRADE these days would be a killer view on an acre of land! Not granite or stainless appliances! ohh and a 3% interest rate...hihihihihi
