I am lately studying the area of LP. It is supposedly a very nice area with good schools and beautiful surroundings. But when I look up the housing prices, they are so affordable that they don't match up with its reputation. Some two story homes are price in 80K or 90K! Of course some of them are short sales. They are all newer homes not far from the resort. What is the catch? I am thinking about buying an investment home and would like to know the pros and cons of the area. Thanks for your feedback.

Unless things have changed a lot in the last 6 months, you don't get much in LP for $80K-$90K. I love LP. Come on down and take a look. Flights are cheap.

The only thing I can think of for that phenomena is the sound of the fighters coming and going from the base.
They predominantly only run during the day though; it is the training base for pilots. If you are not a day sleeper you should become numb to it after a while.
It's where I intend to buy whenever I get my house sold in rainland.

You are probably looking at houses N of Camelback which are in unincorporated Litchfield Park. The schools are still LESD but it is Dreaming Summit/Barbara Robey/Thomas Heck which are not excelling. The old guard LP residents will tell you that living 'within the walls' is the better part of LP. That is S of Camelback, W of Dysart, N of Indian School and E of Millennium high. I doubt you are finding 2 stories for 90k in that area unless they are older and smaller.

The main reason for the current trend in housing prices is people having bought investment homes.


If you figure this trend will reverse anytime soon, go for it!

Litchfield Park is one of the nicest suburban areas in the west valley, it is detached from the higher crime areas in and around Maryvale so it's generally a safe area.

Some really good deals can be found on real estate these days, even some of the nicer homes are selling for $100,000.00 or less. Don't pass up the opportunity when it knocks.

This is probably the most accurate - keep in mind that having a LP address does not mean that you are living in LP all the time ..... there is a lot of unincorporated county island which needs to have some address assigned to it for postal reasons ...... don't confuse your postal address for the city limits .... there are difference in service, etc between LP proper and the county island

also, look at the Litchfield Elementary School District boundary maps to see which schools your potential homes will align to .... then cross that with the agua fria HS district map .... millenium is much more desired than agua fria HS

it's best to come out and take a look ... the main thing driving the lower prices is that the SW valley was later in the development so builders were being a little more aggressive in getting homes up during the boom and a higher percentage of residents bought during the boom .... the crash has hit a little harder because of those reasons and homes are cheaper than they were a decade ago (if they even existed a decade ago) .... from there it's just fine tuning the neighborhood that works for you

Too much jet noise will be a nuisance. I hope it is not that bad..Just looking at the prices of single family homes. They are hard to beat. Can be rented for $ 1100/month. Good luck with your house selling.

Safety is the main thing I am concerned about. With prices as low as $ 80K, I was wondering if I was looking at those ghetto areas...Thanks for your feedback.

You are right. The houses are all east of Dysart, in the Wigwam subdivision so they are not in the tradidtional LP area. I checked for schools. They are rated 7.0/10 on Greatschools.net. The high school does belong to Millennium. Looks like I should go ahead and make an offer. Thanks for your comments.
