We live in N Phoenix off Happy Valley, but I am willing to travel 30mins or so from this area. We live in a 4 bedroom house, but the owner is selling. We are too afraid to rent a house based on all the horror stories of the owners going into foreclosure without the renter's knowledge... receiving a 3 day eviction notice.

these are gated condos.....ground level w/garage--no stairs. 2 pools for 200 units. You can check ownership status without much difficulty, or since this is MLS, make your realtor do it. I think you get free cable at these places, and water/trash/sewer, too.

As noted in the ruling cited by Observer53 above, you would be required to receive at least 90 days notice if the home is foreclosed. Prior to foreclosure, you would be entitled to a 30 day notice if you are on a month-to-month lease.
