We live in N Phoenix off Happy Valley, but I am willing to travel 30mins or so from this area. We live in a 4 bedroom house, but the owner is selling. We are too afraid to rent a house based on all the horror stories of the owners going into foreclosure without the renter's knowledge... receiving a 3 day eviction notice.

I want a large bedroom which we are having problems finding. I cannot do a town home as we have a visitor that is disabled. I would like to spend less than $1200 if possible. Thanks!!!!

these are gated condos.....ground level w/garage--no stairs. 2 pools for 200 units. You can check ownership status without much difficulty, or since this is MLS, make your realtor do it. Anyone interested in the current rights of Arizona tenants of foreclosed homes should read this recent opinion from the Arizona Court of Appeals (favorable to tenant, applying recent federal law:

As noted in the ruling cited by Observer53 above, you would be required to receive at least 90 days notice if the home is foreclosed. Prior to foreclosure, you would be entitled to a 30 day notice if you are on a month-to-month lease.
