Hi everyone....

Getting close to actually closing on a house - was supposed to happen this week - but yet another delay ... In the meantime I'm looking at what needs to be done ... This house ends up being near Shea and the 51 in Phoenix.

A few things on my mind - one is there may be aluminum wiring in the home per the inspector and a couple of photos - I don't think it's tinned over copper - so without actually living there - dunno if there are symptomatic issues with lights flickering or power problems. The aluminum wire terminations need to all be checked minimally - and rewiring or piggy backing copper to the aluminum at the terminals...?? I'm only guessing what needs to be done by a few photos from the home inspector. Don't know my neighbors that well yet to ask them - and as yet the house isn't officially mine. Rewiring the whole house might be needed - but could be over the top if things are doing well as is or with some modification for safety. The last thing anyone needs to do is worry about a potential fire.

So if you know of a licensed electrical contractor - and have experience with the area and aluminum wiring from a late 60's home I could use your knowledge in finding someone to see how far I need to go in this update/safety issue.

Then I need a roofer - to replace a roof - I don't think I can get away with repair at this house - so that's a 'to do'

If you are looking at your rolodex and also like a particular plumber, A/C vent work heating/cooling person, handyman, lawn care company/person - that would probably be all I'd need. So far I've had one lawn guy come out and his estimate was too high - higher than what I paid in California! So open for suggestions...

If you can help me out - I'd appreciate it - and hopefully I'll help someone out by using their contracting services for a win win situation in this crazy economy...

I will also update 2 baths and the kitchen - but I first need to get the safety issues and major inside stuff done like plumbing, electrical etc...

Soooo happy for normal weather returning - I could simply DANCE for JOY

Hope you all are doing well and looking forward to a great fall/winter coming up soon!
