Waddell might be worth a look. Rentals aren't sitting vacant for long and a 5 yr old 3/2 rancher across the street sold for less than 80k about 2 months ago.

I like Waddell. However, I can't say I've ever had a client (prospective renter) ever ask to have Waddell in their rental search. So as far as low priced investments, I'd go with Surprise/Goodyear/ and parts of Avondale. However, there's a LOT of competition from other buyers in these areas for any home under $100K. Inventory is down to less than two months supply for homes in that price range.

You might want to check out Surprise while you are looking. 85374 and some of the other spots. You can still find a nice home in a nice neighborhood in your budget. There are some nice townhomes in the 85383 zip as well.

No kidding. There's still cheapies around, but you sure don't have the choice you had just a couple months ago.

Most people in the valley don't even know it exists. It never ceases to surprise me that when people ask where we live and we tell them they give you this confused look and say "where?" Then we tell them it's out by White Tank Mountain Park and we still get . About the only description that works is either "we're by Surprise" or "we're by Sun city". The nice part is it's still semi-rural, quiet for the most part and when loop 303 is finished will become quite a bit more popular in my opinion. They're actually starting on one or two stores on the Presada mall property, Wal Mart is about 1/2 done at this point.
There are new schools out here, a brand new library and any further building westward is pretty much stopped by the park. It's nice being surrounded by fields of veggies and flowers, during harvest I go out and "gleen" the fields by just asking if I can pick up a bit of what the machines miss. You can get melons,potatoes,cabbage,broccoli,lots of carrots,corn,lettuce,radishes and turnips. Some of the biggest carrots I'd ever seen came from one pick up session.
There is a veggie/fruit stand out here that sells all local grown fresh stuff from tomatoes to peaches that haven't sat in someones holding refer for months.
Is there jet noise? Sometimes but never real early in the morning or late at night and only rarely is it real loud. Not much different than this whole part of the west valley. I may be weird but I still enjoy seeing them fly those fighters.
