I'll DM the listing once it hits tomorrow. I saw some photos previously taken by the professional photographer. If our photos look half as good as his previous work, then we'll be in good shape listing wise.

I'm sure you know a competitive price and a spotless house are the main things to help it sell quickly....make sure it's clean, patched up, touched up from curb to roof.....get rid of clutter all over.....open the curtains....

If I had started this thread two weeks ago, I'd typed all the minor touch ups and decluttering I did around the house.

We're officially listed as of tonight, so now the real fun begins.

We probably could rent it, but I don't want to get into that side of the real estate market. I already have enough going on in my life with my wife and three young kids, plus my job too.

We have quite a bit of equity in our house, so we'll have a decent amount for a downpayment on our next house and won't need the rental income for a mortgage application.

You make a good point about the closing costs that will come along with buying/selling. I spent just shy of $1k last week in getting the house cleaned top to bottom and the fresh appraisal.

My three kids are all under the age of five, and I put a lot of value into spending quality time with them. I used to telecommute 100% for my previous job (IT Project Manager for a bank), so I was around them all the time. With my current commute, I see them maybe an hour before it is time to start getting ready for bed. The youngest is 9 months old and I hardly see her during the week and I hate that.

I'm very fortunate that I'm in a career that is still trending upwards even in the current economy. It only took me a month to find my current job when I decided to start looking for a new one.

Does your Realtor have any other listings? I always get a laugh, when I look up some of these loud mouthed Realtors and they have ZERO listings. Otherwise, that site was well above average.

At the time when I interviewed her, she had one other active listing in Fountain Hills. I was referred to her by another Realtor with a public web site who's opinion I trust. To date, she's been extremely responsive and my wife and I are very happy with her.

Regarding the house, I know at least two people that have looked at it. A Realtor left his business card on the island in the kitchen and a couple doors here and there were open, and a couple shades in my girls' bedrooms were closed when I originally left them open.

I also bumped into a couple that stopped by tonight and they were in the house for twenty minutes. Considering the house was on the MLS less than 24 hours, and a Tuesday too, hopefully this is a good sign for more people checking it out later in the week.

From my experience a Brokers open is the very first thing that should ever happen when listing a house.
