Hello all,

Well, we came to that important moment in the Real Estate transaction when the HUD-1 settlement sheet was put together and sent to our viewing/inspection. The calculated monthly figures were off, so I sent an email to my mortgage broker questioning the reason. The response came fast and furious!!!! The real estate taxes for 2011 are $451.00 higher than what they were in 2010. We are talking a 25% hike people!!!! WTF???? I wonder why I found out (at least i did) at the last minute? The MLS contains the 2010 taxes, why can't real estate agencies be fair just once and publish the newly raised tax figures ???

I am so bummed... words cannot describe it. Oh well, I feel much better now, maybe time for a cigar...

A time is coming when people cannot pay their taxes, let alone a mortgage. This year, most of my friends' houses went down in valuation but their property taxes went way up.

I've never made an offer on a property without first knowing the taxes.......it's public information.

The property tax information is listed in the MLS, for 2010... My realtor had no clue about the tax raise in Mesa until tonight.

and they probably didn't have the right amount for the hoa fee, either. Give me the parcel number, or address, and I can tell you what the assessment is going to be like for 2012--we won't know the tax rate, though.

So let me get this straight; you're that upset over what amounts to $38 extra a month (and something that is public record). Maybe you shouldn't be buying a home.

I think he is bummed out on the fact that he found out last minute. That his agent wasn't current on information that you would think would be important in their line of work. I could be wrong but that is what I got out of it. Sort of like "hidden costs" the ones they display at the last minute when you've already invested your time. Sure you can do all the work yourself but then why hire someone for it? Right? It's not like they aren't making commision off him.
I would hope I would be getting that kind of information when being shown homes. "Hey, by the way, the taxes have gone up in Mesa by 25%. Just so you know what your looking at." That kind of thing I'm sure would have been appreciated.
Sounds like they are just getting it off their chests. Hence the cigar. lol

Regardless of what it works out to a "month" it's a 25% increase from last year. I was upset when I got my tax bill this year which was 18% higher than last year.

I'm shocked by anyone that wouldn't be concerned with an 18% or 25% yearly increase in your tax liability.

double check and make sure it is classified as "owner occupied." That might account for some of the surprise.
