We like the city of Chandler. There are so many newer resales out there, I can imagine that they would be tempting if you needed a home right away. The builders are also offering some great incentives on new builds. I guess it would come down to what you find the most appealing. One story homes seem to sell well and I know I do not want a two story for heating and cooling issues. I would suggest finding a good realtor. Have fun shopping.

Do you NEED the bigger lot or the bigger house? They both need upkeep, just keep that in mind. A bigger house needs more cleaning and a bigger lot needs maintenance.

I'd say the one or two story is what you like the most. I do believe one stories sell better, but after having both I think I prefer the 2 stories (have a one story now). With the two stories I couldn't hear as much down in the kitchen as I do now. I hear everything that is going on in my home.

I'd go with a Realtor, why not, you don't pay a cent and they can really help you out. Plus, you can go housing shopping easier.

Chandler or Gilbert? Well, which one do you like the most?

Builders, I don't know. We tried buying a home that was a Brown Family, but it didn't happen. Had really nothing to do with the builder, though we did like the house.

Buy now, or wait? Well, I'm not sure. You can get some great deals right now and not have to worry about it later. I don't know, all I know is that I've made some mistakes in the past with real estate. Didn't buy when it was "low" before the boom, then bought at the END of the boom! It's hard to predict the market.

Buy bigger lot if the house has enough room to accomodate your needs.
Buy one level because if u have budget concerns heating/cooling is cheaper.
Go with a good realtor -going it alone can be complicated.
I would say buy in Chandler, but if u get a better deal in Gilbert go for it.
Not sure about Brown or Randall.
Buy now only if u have a smokin' deal

Wait a while to buy.

Buy in Gilbert
New or resale whichever you like
Brown Family? Not
Randall Martin ? They look kind of cheap
Use a Realtor but do your own research too.
One story
I would say make sure you buy a big enough lot to accomodate a pool even if you don't want one.

I don't have kids but I do hear quite often that schools in gilbert are better. I would go for a bigger lot rather than bigger house but I don't have kids so it might be different for you. Most new builders are offering great incentives but go with a realtor, they can help you for both new and resale purchase and it doesn't cost you a penny. Do your homework when looking for a realtor though, find one who is not going to try and sell you one of the first 5 houses he/she shows you but is rather going to guide you through the whole process including getting financing regardless of how many houses you want to look at. As far a buying now or waiting, no one can predict the future, but if you don't plan on moving up to a bigger house or reselling within the next 3 to 5 years you should be fine buying now.
