Normally, I've been told to avoid places in Phoenix proper with bars on the windows, but the area it's in isn't too bad. I've got friends who live near there, and have never really felt in danger while there. $50k isn't bad, especially for an investment property. Dump another $25-50k into fixing it up, and rent it out or sell it again...

I, personally, would spend a little bit more and get a place that's already had a lot of work done to it. Plus, I need an enclosed garage.

that area is much more highly regarded than Maryvale, for example. That would be a dream house for lots of working class families and individuals. You would probably be earning about 100 per hour in equity applying a bucket of tan paint.

757 sq. ft. seems tight for 3 BRs and 2 BAs....convenient location....handyman special, but has potential....thanks for the post

I'm pretty sure that addition & carport are not up to code... Unless the roof line is supposed to be "U" shaped.

The Mitchell house doesn't look too bad. It looks like the worst part is it's one house from 16th St., which is pretty seedy.

Would a realtor steer you away from this home? There are plenty of reasons for your RE agent to dissuage you from making an offer on this home.

I think if you do your homework, and insist on making an offer, your chances of getting this diamond-in-the-rough is better than the multiple bidding wars that are going on in the 100k+ market now.
