Is anyone familiar with the east Mesa area near Guadalupe and S. Signal Butte? We are looking at a new home development there called Mulberry by Blandford and wanted to get thoughts on the area as far as safety, good for families etc..It seems pretty quiet and it is in the Gilbert school district which I like, but I want to make sure I don't miss anything before putting ink on paper.

It is in a new growth area near the Phoenix-Mesa Gateway Airport (look into a noise contour map). Not a bad area at all, just a new area that does not have every amenity yet. Eastmark is the big master plan just a little SE of there that you may want to also look into.

I looked at them, I remember them being nice homes.

Most importantly, you are on a large land subsidance area. That area of land has been empty because it is the worst part of the Hawk Rock land subsidance area. It sinks about 2 inches a year. If you look here: http://www.azwater.gov/AzDWR/Hydrolo...-2015_8x11.pdf

Mulberry is ground zero!! What builder would build there?? Those little black squigly lines east of Signal Butte are earth fissures where the ground has actually opened up from subsidance. I wouldn't build there

Is this common in AZ and is it something to be concerned with? I know some settling can be expected in many areas. We had this to a certain degree in Colorado as well. I also know they use a cable tension system within the foundation to secure it based on initial conversations but nothing was mentioned about it being a land subsidence zone of such significant proportions. the paper work says "there are no fissure's within 3 miles" and that "the land tested to be within the state limits for settling".

I also know Fry's is building a large shopping center right there as well, one would think a much heavier structure would not be allowed if the foundation would not be stable.

I am 3 miles South of the new Mulberry development and aircraft noise is pretty minimal currently. You have the Allegiant flights a couple of times per day as well as the Air Force conducting their usual monthly-weekend practice flights...

As far as the other issues like sinking... I don't think any Builder would get approval unless safe. I mean common, just look at this video:
