The bottom line is more often than not a certified appraiser is going to look at someone else's subjective $$ amount. If their value is a lot lower, they probably will dig deeper. That's the whole reason for the exercise. There are other benefits as well for hiring that done. I was (more or less) the sellers agent. Long story but I saved 3.5% and I was MUCH closer to the sales process. I also needed a real number. Also, agents gave me over a $100K swing in price so I didn't trust any of them. Hence, there are more than a few idiots who are agents and appraisers. So a side benefit is that I mitigated my risks.

I would suggest putting up a gate around the pool. I have two kids and when my wife and I were looking at properties online we would tend to shy away from properties that had pools without gates. I think putting a gate up around the pool would help you with the younger family market.

Since his house is in great shape and looks fabulous, I really doubt the added expense of a fence around a pool is going to turn off any potential buyers.

I thought I'd read somewhere that pool enclosures were required by law in AZ so I looked around and found what I read to indicate that yes, a fence is required. 36-1681 - Pool enclosures; requirements; exceptions; enforcement

One part that may apply to you is this "E. A person on entering into an agreement to build a swimming pool or contained body of water or sell, rent or lease a dwelling with a swimming pool or contained body of water shall give the buyer, lessee or renter a notice explaining safety education and responsibilities of pool ownership as approved by the department of health services"
