We are looking to sell our house this summer. Recent sales in the area for a similarly sized house is about $210,000 however they haven't had a few things that we do so I'm not sure how much it adds to the value.

Two major things are a pool and a big master bathroom remodel. Is there a general rule of thumb on how much these would add to the value?





This is what the master baths typically look like in this neighborhoods:


We also have other upgrades that the other houses didn't, how much could these smaller items add to the value?

Stuccoed fence in backyard
Interior wood window shutters throughout
Garage cabinets
Garage floor epoxy coating
Upgraded sunscreens on all windows
Master closet custom cabinets/drawers
Radiant barrier foil & additional blown insulation in attic

Unfortunately, you're a slave to the comps. in your area. But I'd hazard a guess that you'd do well ifya decide to sell.

Love the bathroom. But the comps will rule all. Assuming the other comps did NOT have a pool, that might increase your appraisal by $10K. I'd guess $2K on the bathroom. But somebody will pay extra for this house, if they have the cash to make up the difference between the appraisal and the contract price, and if the neighborhood justifies them bringing money to the table.

Of course, paying upfront for an appraisal is one way of getting an idea. . .

I love your home HX_Guy.... I would think that your home would sell very quickly as there isn't much under $250k in the neighborhood... especially with the upgrades that you have done.
Are you going to use a realtor? or try and go it alone?

The other comps did not have a pool so I was hoping with the nicer backyard and bathroom plus other upgrades, we could be about +$15k above those comps. I hope other people do appreciate the yard/pool...I know for some it will actual turn them away because of the cost to maintain (water/electricity) plus no pool fence.

Was actually thinking of doing an appraisal before listing, but will do it when we actual are ready to sell, won't be until the July probably.

It is none of my business, but why sell when you put that much money, and love in your house, it looks fantastic.
I think that folks who don't want a poole, wil not check it out.
Hope you do $$$$....
