Hi! We are relocating to Glendale from Colorado and I am looking for feedback about an area. Does anyone know why there is such a price difference between Arrowhead Ranch and Hillcrest (according to realtor.com and the houses my realtor is emailing similar square footage and amenities can vary up to $150,000)? It seems like Cooper Creek and Legend Springs are comparable for schools. We would like to be near 59-67th ave. and near Deer Valley. Any insight would be appreciated. We have a 9 year old and baby and are coming for a great neighborhood so we are looking for areas with lots of kids, etc. We will be coming this Friday to look at places and I'm trying to get a feel.....Thanks so much.

Both are great areas and are really very close to each other. Hillcrest will be on the west side of 67th, while Arrowhead Ranch is on the east side...so they are both right there in the area you are looking for.

Arrowhead Ranch has many homes that back up to lakes or golf courses, which is one of the reasons that they would be much more expensive. Also, Arrowhead Ranch is a much more developed area with mature vegetation and such. Even though they are right across from each other, I believe Arrowhead Ranch dates back to the early 1980s (the community itself, not all the houses) while Hillcrest was built later on and it shows. Hillcrest, while nice, looks like every other cookie cutter neighborhood...while Arrowhead Ranch (in the area of 59th - 67th and Arrowhead Loop to Deer Valley Rd) has winding roads, mature vegetation, trees in medians on the main roads...it's just a nice area overall.

Ditto!

I definitely prefer Arrowhead Ranch over Hillcrest. It's just a nicer neighborhood overall. However, Hillcrest is a great place, too, plus the location is great. I almost bought a home across from there (on the east side of 67th ave) and whenever I drive through there I regret that decision.

Either development you can't lose. I'd say go with the one YOU like the most.

Hillcrest is one of the cheapest older parts of Arrowhead. There are a lot of higher end homes in the Arrowhead Ranch neighborhoods (especially between 67th and 75th off of Utopia). If the homes in Hillcrest are more in your price range then I would definitely still chose to stay in the Arrowhead area as opposed to moving to another part of the valley. You may also look into Sierra Verde. That is the neighborhood just south of Hillcrest. The school is Sierra Verde. The homes are much newer and there is a lake and beatiful walking green belts.
