I will look at N Mesa- thanks. The 82527 houses are older than I would like, I try to live in a house younger than me. We are not 'handy'

Tempe. Easy commute, excellent high schools, great quality of life. I'd go from Baseline south for the best options. (85283, 85284)

You're going to live in a less desirable area to get a new home within your budget. It's not a worthy tradeoff IMO. Being handy is irrelevant. My house was built in the late 90s and was built like crap. I'd much rather have an older home, as most were better built.
